Our recently renovated, self contained apartment is a haven for relaxing stays, nestled in its own grounds on a hillside near Dumfries, with expansive country views. Set in 2 acres of peaceful gardens and 40 acres of rolling countryside and woodland, we offer the perfect retreat to get away from the hustle and bustle for a night or a few days.
Our large period Scottish country house sits in acres of stunning Dumfries & Galloway countryside. A working smallholding, it’s a beautiful place to live and work, tucked away in the rolling hills and wild forests with views that stretch for miles.
As a working smallholding we keep a mix of cattle, sheep, pygmy goats, pigs, various chickens and geese as well as ponies, horses and donkeys! We have dogs and cats too, but unfortunately we’re not able to accommodate your four-legged friends in the apartment. We also have a private, friendly and relaxed equestrian yard where we offer equine B&B too! More details can be found here.
All our animals are kept away from the main house and gardens so rest assured, you won’t be wading through flocks of sheep or being chased by our geese! But if like us, you’re passionate about animals, and you’d like a tour around the smallholding, we’d welcome the opportunity to show you round.

Our cosy, 2-bedroom, first-floor apartment is situated to the rear of the main house. It has recently undergone a full refurbishment, decorated and furnished to a high standard with comfy beds, fresh clean linens and home comforts.
A complimentary welcome hamper awaits you on arrival, containing breakfast cereals, fresh orange juice, free range organic eggs, bread, Scottish shortbread, chocolate, fresh fruit, teas, coffee, hot chocolate and milk.
The main bedroom offers a king-size bed with views over the well-maintained walled garden and fields beyond. The second bedroom also overlooks the walled garden and offers two single beds suitable for both adults and children.
An open plan kitchen, dining and sitting room comfortably accommodates four people with two large sofas, coffee table and Smart TV. There is a dropleaf table and four chairs for dining and a fully equipped kitchen should you wish to cook for yourself.
Bathroom has a large walk-in shower, loo, hand basin and heated towel rail.
The apartment is central heated throughout and has double-glazed windows. Much needed on a wintery day in South West Scotland!

We are a food-registered business and can provide cooked breakfast, packed lunches and evening meals. Pre-booking for these is essential; there is an extra charge for this service. We use only the finest quality products sourced from local producers, and whenever possible, organic.
You are welcome to relax in the secluded walled garden, rich with mature plants and trees, and enjoy coffee under the pergola or coy-up in the Green Room, our refurbished ancient greenhouse within the walled garden! The area is well known for rare birds, with Red Kites and Great Crested Grebes often paying us a visit. There is an also an abundance wildlife found in the gardens and fields that surround us, including deer and red squirrels.
We are conveniently located just 10 minutes from the popular village of Moniaive, a bustling village with a long history and strong community spirit. It has an excellent Italian restaurant, village tearoom, pubs, and well-stocked village store.
15 minutes’ away you’ll find Thornhill with its many boutique shops, tearooms, pub and the renowned Drumlanrig Estate, where you can visit the castle or take part in one of its many activities on offer. And Dumfries is just 8 miles away, offering a wide range of shops, eateries, a cinema and the train station, which has direct lines to Edinburgh and Glasgow.
For the avid angler, Friars Carse Country House Hotel has the only beat on the River Nith with 1.5 miles of private fishing for salmon, sea trout and grayling, and is only 18 minutes away.
With the many pursuits on offer in and around the area including cycling, walking, horse riding, arts and crafts, outdoor centres, lochs or just simply relaxing and enjoying the peace and tranquillity, you will find us ideally situated whatever your interests.
We are about 15 minutes from the main A75 road, which is an excellent link to the popular boutique towns of Castle Douglas and Kirkcudbright. The road also heads west to Stranraer, and south to England.
Also approximately 15 minutes away is the A76 with links to Ayrshire and further north into the heart of Scotland.
